Buying Property Safely in Korat and Isaan
Property in Isaan can be excellent value, but a safe purchase depends on proper due diligence. Many disputes arise simply because a buyer paid a deposit before the title and the seller's right to sell were checked.
Check the Title Deed First
Not all land documents are equal. A full Chanote (Nor Sor 4 Jor) title gives the strongest, accurately surveyed ownership, while lesser documents such as Nor Sor 3 Gor carry more risk. We verify the deed at the Land Office, confirm the registered owner, and check for mortgages, servitudes, or court orders attached to the land.
Due Diligence Before You Pay
- Confirming the seller's identity and legal right to sell
- Checking access roads, boundaries, and any encumbrances
- Reviewing zoning and building-permit restrictions
- Confirming there are no unpaid taxes or debts on the property
The Sale and Purchase Agreement
